This home is perfect for a family getaway and is in a great location. Historic Downtown bathhouses, Oaklawn Horse Racing and Casino within a mile of this home. All-wood floors, large living room, large kitchen with all new appliances- gas stove, microwave, side by side fridge, dishwasher; new washer/dryer, central heat/air. The living room has seating for 6 comfortably, as well as the dining table. The 2 separate Queen size bedrooms have high quality memory foam mattresses & memory foam pillows. The Kids Room has a Twin over a full with a twin pull-out trundle bed. 6 beds including a Twin pull-out couch. The house is big enough to host 9 people comfortably. Smart TV's in the living room & kids bedroom. Plenty of fun for the kids with games on the TV, which can be downloaded. Books & some board games are provided.
Enjoy playing with your dogs and family in the big fenced-in backyard. There's seating for 6 at the outside dining table or around the firepit. Lots of space for your friends and family to enjoy.
The location is truly amazing! Oaklawn Racetrack and Casino is less than a 4 minute drive or only a 15 minute walk to shuttle service. Also enjoy a walk to the Movie complex or Planet Fitness- just across the main road. The Big Chill Bar & Grill is just barely up the street. For grocery needs, Kroger's is only a 2 minute car ride. The Convention Center is 7-10 minutes away depending on traffic. Boats can be launch onto Lake Hamilton at Sunnybrook Landing just 10 minutes away.
There is a NON-refundable pet deposit of $99 dollars paid for 2 dogs allowed with pre-approval before your visit. Additional dogs each cost $25 extra. We love dogs but please NO cats! No Pit Bulls, Doberman Pinchers, or Rottweilers are allowed. Please clean up your pets' poop. Any unapproved or unpaid for pet will have to be removed & boarded elsewhere during your visit.

You have access to the entire home, large front yard, large fenced-in backyard with BBQ & firepit, except the main bathroom closet kept locked for maid supplies.
Because of Arkansas's humid weather, bugs (flies, moths, ants, spiders, walking sticks, water bugs, mosquitoes, etc.) & wildlife such as skunks, raccoons, opossums, armadillos, squirrels, snakes, mice, &/or other wildlife may be present on or near the property. Sometimes the bugs get into the house, even though we spray at least monthly.

January-02 2024Had an okay stay. There were no trash bags, not even in the can, no dishwasher soap but you are told to run the dish washer before you leave. No hand soaps. Missing light bulbs, you will need a flashlight to enter the door code at night. Cleaning fee was very high considering it was quite dusty and your socks will be black from the floor. Even though it was missing some essential items the property wasn't bad.

No Glitter, Silly String, Gum, Glue, Stickers, Paints, Crayons, Permanent Markers, Candles, or Fireworks allowed inside or out. In addition, No Smoking & No Events are allowed in the house. If your group does not follow these admonishments, there is an Additional Cleaning Fee, Plus Damages, added to your bill! No Cats Allowed! Your pre-approved dog(s) are welcome, with a $99 non-refundable deposit. Please clean up their poop!
*Bunk Beds: Weight limit for top bunk is 150 lbs. Guests accept this warning notice and hold Host harmless for Any occurrences from the use of bunk beds at this property.
